Let’s face it… Winter in Wisconsin is an inconvenient time of year to move. It’s cold, dark, probably snowy, and overall simply not a fun time to move.

Wow! That was a super blissful and motivating opening statement, right? Probably makes you want to run right out and buy a home! Okay, maybe not!

Yet, HANG WITH ME, I promised advantages to homebuyers, so let’s look at this from a completely different angle.

Let’s look at this from a seller’s perspective… it is an inconvenient time to move, so the seller likely would not have chosen to move in the winter either—unless they REALLY needed to. Think: job change, family restructuring, relocation, etc.

Said differently, motivated sellers often list during winter because they have personal timelines that must be met, which can lead to more flexible negotiations on price, credited repairs, or rate buydowns. Simply put, YOUR ideal closing terms.

This is 100% a benefit to buyers. If a seller needs to move, and there are fewer buyers in the market, buyers who are willing to move during the colder months can:

  1. Avoid bidding wars, which are coming in the spring.
  2. Take advantage of reduced median home prices compared to peak season (spring and summer).
    Reference the graph, which depicts Dane County’s year-over-year median sales prices.
  3. Negotiate better terms due to the seller having fewer—or no—additional offers.
  4. Enjoy quicker turnaround times and a more personalized experience, since lenders, appraisers, and home inspectors are typically less busy in the winter as well.
