What Dane County’s Median Home Price Actually Buys

When people hear that Dane County’s year-to-date median home price is $465,020, it is easy to wonder if there’s one example property that represents exactly what the typical buyer receives for that amount.

There simply isn’t… HOWEVER hang with me…

The median is simply the midpoint of the market. Half of the homes sold for more and half sold for less. It tells us where the center is, but it does not tell us what living at that price actually feels like.

To find out, we looked at 20 Dane County single-family homes that sold between June 1 and July 10 for between $460,000 and $470,000. Their average sale price was $465,06, just $47 above the county’s current median.

On paper, the most common result was relatively straightforward: a three-bedroom, two-bathroom home with approximately 1,900 finished square feet.

But nobody lives “on paper”, so let’s dive a little deeper!

Five of the homes sold for exactly $465,000, only $20 below the Dane County median. Yet those five buyers did not purchase anything close to the same home.

One buyer purchased a four-bedroom home in east Madison with approximately 1,324 square feet. Another purchased a three-bedroom, three-bathroom home in west Madison with nearly 1,956 square feet. A buyer in Waunakee received approximately 2,367 square feet.

Same purchase price. More than 1,000 square feet of difference.

That square footage difference isn’t merely a statistic. It can change how a household lives and experiences everyday life.

It might mean having room for two people to work from home behind separate doors. It might mean a guest room that does not double as an office. It could mean additional space for children, hobbies, exercise equipment, holiday gatherings, or the things we all inevitably accumulate over time.

Additional space is rarely free, though… It’s more of a trade. 

A buyer prioritizing square footage may need to consider a different community, commute, home style, age, condition, or set of neighborhood amenities. Another buyer may willingly accept a smaller footprint because the location better fits the life they want outside the house.

That tradeoff was visible throughout the data.

The median estimated size of the Madison homes in this sample was approximately 1,703 square feet. Outside Madison, it was approximately 2,117 square feet, even though the two groups had nearly identical median sale prices.

That is roughly 400 additional square feet for buyers who expanded their geographic search beyond Madison.

Again, that does not make one decision better than another. Four hundred square feet has value, as does proximity to work, friends, family, parks, restaurants, schools, recreation, and the places that make up someone’s normal Tuesday.

The price-per-square-foot numbers reinforce the point. Across this narrow $10,000 price range, buyers paid anywhere from approximately $191 to $351 per square foot.

Why would buyers pay nearly twice as much for each square foot in one home as they did in another?

Because people do not buy square footage alone.

They buy location, condition, layout, natural light, updates, lot characteristics, architectural style, convenience, future flexibility, and the emotional response they have when they walk through the door. Two homes can have the same number of bedrooms and nearly the same sale price while offering entirely different experiences.

The pace of the market also varied. The median home in this group recorded only four days on the market, and 16 of the 20 had seven days or fewer. Yet two homes took 60 and 76 days to sell.

Even at the center of the market, not every property behaves the same way. Pricing, presentation, condition, competition, and buyer perception still matter.

So, what does Dane County’s $465,020 median price get you?

Most commonly, based on these sales, it gets you a three-bedroom, two-bathroom single-family home with approximately 1,900 finished square feet.

The more “real” answer is that it gets you choices!

The median tells us where the middle of the market is.

It does not tell us which version of the middle will feel like home.
