41% of Dane County Homes Sell in Q4 and Q1!
“Summer is over. Everyone waits until spring to buy or sell a home, so I guess we will too.”
It is one of the most persistent myths in real estate…the idea that once summer ends, buyers and sellers should simply put their plans on hold.
The data tells a very different story.
We pulled Dane County sales data from 2024 and 2025, and the results were remarkably consistent:
Q4 accounted for more than 23% of annual home sales, while Q1 accounted for more than 17%.
Combined, roughly 41% of the year’s home sales occurred between October and March.
Imagine telling a hiring company that you wanted to find an amazing employee within the next year, only to hear:
“Happy to help, but we’re not going to show you 40% of the qualified candidates.”
That would probably raise a red flag, wouldn’t it?
Or imagine searching for a flight for your dream vacation online and Expedia stating:
“Great! Our site shows you just a little more than half of the available flight options…”
You wouldn’t be satisfied with that answer, right? You’d be searching elsewhere for other possibilities…
Yet buyers and sellers regularly make a similar decision when they assume the market does not really begin until spring.
Q4 and Q1 can also create opportunities that may be harder to find during the busiest months. Buyers may face less competition and have more room to negotiate price, credits, timelines, or other terms. Sellers may have fewer competing listings while still reaching motivated buyers who are serious about making a move.
Spring and summer are busy, yet they are not even close to the “entire market”.
Before putting your plans on hold simply because you’ve heard “that’s what everyone else does,” let’s meet, and we’ll create a customized strategy so you can take advantage of ALL the opportunities available to you.
